Elin Michel-Midelfort’s career has been focused on commercial real estate for the last 18 years. She has worked in management, development and leasing of multifamily, office, retail, and mixed-use properties. Prior to moving to Portland in 2018, she was an active member of the Minneapolis/St. Paul real estate community for over 15 years. Elin joined CCG Property Management in January, 2021 and leads the office management side of the business.
Prior to joining CCG Property Management, Elin was a Vice President of Development for The Excelsior Group and serving that firm since 2012. She oversaw new multifamily developments with a concentration on design, lease-up, and property management. Elin’s sound strategies consistently maximized market rents, increased yields and achieved superior resident and partnership satisfaction.
Previous to her role at The Excelsior Group, Elin was an Association Portfolio Manager for First Service Residential for downtown Minneapolis luxury condominium and cooperative homeowner associations. She directly supervised 24 staff members, developed and executed annual budgets, oversaw over $25M in capital projects, and resolved matters according to the governing documents. Elin has also directed repositioning of underperforming assets (all real estate types) and worked in site selection for commercial brokerage.
Elin has a Bachelor of Arts degree in Political Science and Urban/Regional Planning from Miami University in Ohio and is a Certified Property Manager (CPM®). She enjoys adventuring in the PNW, staying active through cross training, cross-country skiing, hiking, travel, cooking and playing with her nephews.
Developed a 371 unit, luxury apartment 30 story high-rise with 9,000 SF retail in downtown Minneapolis for Opus and an institutional owner. Performed operational review, design consulting, preleasing and management services from site acquisition through lease up of the property. Within 18 months the property was stabilized with top of the market rents.
Developed a 286 unit, market rate apartment property that included a 40,000 SF Whole Foods in downtown Minneapolis with Ryan Companies and an institutional partner. Coordinated the operational development opening, oversaw management with staff of 12, and achieved an eight (8) month lease up, with seven percent (7%) rent increases, ensuring a 6.9% NOI surplus and a disposition of the asset 18 months after opening for a MSA record sale price of $109MM.
Redeveloped two projects with 291 units including renovation of all apartment homes, HUD refinance, $4M capital investment to building and common areas, and distribution of over $5M profit to owners. Performed project management, construction management oversight, directed refinance and coordinated all communications and transactions between client, partners, property, and contracted parties.
