Laura joined Capacity Commercial Group in September, 2017 to pursue brokerage full time. In 2020 Capacity formed CCG Property Management and Laura stepped up to lead the team while maintaining her brokerage responsibilities. She enjoys developing team members, repositioning troubled assets and working with great partners to execute investment strategies. Laura Gentry’s entire career has been in commercial real estate primarily focusing on management and leasing of industrial, office and flex properties. She has been active in the Portland real estate community for more than 30 years.
Prior to joining Capacity Commercial Group, Laura led the Portland division of KG Investment Properties as Senior Vice President, Regional Director for 13 years. She was accountable for driving the leasing, capital, and overall asset management of the portfolio as well as new business development. During her tenure at KG, she grew the managed portfolio from 1.7M square feet to 5.7M square feet.
Previous to her role at KG, Laura, was responsible for oversight of the Equity Office Properties’ Kruse Way office portfolio of over 1.34 million square feet of Class “A” office product. As General Manager she supervised a team of 14 property management professionals, completing an average of 50 lease transactions per year, and supervised tenant improvement and capital improvements.
Laura has a Bachelor of Science in Mathematics from the University of Oregon and is a Certified Property Manager (CPM®). She enjoys alpine skiing, fishing, kayaking, hiking, international travel, art history and red wine.
Repositioned a 920,000 SF single tenant grocery distribution center in Clackamas to a multi-tenant food and beverage manufacturing and distribution facility. Addressed operational, governmental, jurisdictional and construction issues to accommodate manufacturing use. Within 16 months the property was at 93% occupancy.
Repositioned an 800,000 SF industrial portfolio of 9 buildings in NW Portland and Clackamas to ready the assets for sale. Negotiated and executed leases on 450,000 square feet of formerly owner occupied space in less than 9 months bringing the occupancy to 100%. Managed $1.5M of tenant and capital improvements during lease up.
Developed a $10.5M, 190,600 SF industrial distribution facility on 11.5 acres. Project was completed in April 2016 on behalf of an institutional client. Project was fully leased during construction and included an additional $2M tenant improvement completed June 2016.
Developed two Class A office buildings: Kruse Oaks I (4-story, 92,000 SF) in 2001 and Kruse Woods V (8-story, 184,000 SF) in 2003. Responsible for addressing entitlement and property concerns with governmental entities, financial analysis of operations and development, managing design consultants and construction team, budget, lease negotiations and tenant relations.
